At Land & Building Valuations, we deliver certified valuation reports that meet compliance, legal, and financial reporting requirements. Whether you’re a trustee, legal adviser, investor, or corporate stakeholder, our process ensures clarity, accuracy, and confidence in every valuation.

Step 1  Initial consultation

The first step is a collaborative discussion to understand your particular valuation needs. This ensures we tailor our service appropriately and meet the applicable regulatory and reporting standards associated with the valuation.

During this consultation, we will confirm:

  • The intended purpose of the valuation (e.g. SMSF Reporting, Capital Gains Tax, Family Law, Transfer Duty, or Financial Reporting).
  • The property being valued, including the address or Real Property Description (RPD).
  • Who will be relying on the valuation (e.g., Trustees, Courts, Accountants, State Revenue Office & ATO).

Following this, we’ll provide a formal Engagement Agreement outlining:

  • The agreed scope of work.
  • Our fixed fee.
  • Terms and conditions.

Once this agreement is signed and returned, we commence background research and arrange a convenient time for the property inspection.

Step 2  Property Inspection

The inspection involves the valuer carrying out a variety of activities that include:

  • On-site assessment identifying the property, its physical characteristics, and any observable or disclosed hazards (e.g., flooding, structural defects, contamination, landslip).
  • External and internal inspection of all buildings, improvements, and structures.
  • Measurements and documentation of the property’s improvements, fixtures and fittings, building condition, services, and general state of repair.

This thorough process allows us to establish a complete picture of the property’s characteristics and condition.

Step 3  Market Analysis & Valuation Assessment

After inspection, we conduct market investigations and analysis to ensure the valuation is evidence-based and defensible.

This phase includes:

  • Investigations and analysis of comparable rent and sale transactions.
  • Cross-referencing information with local council and State Government.
  • Application of professional judgement to account for market context, property uniqueness, and relevant economic indicators.

This vital, often time-consuming process ensures that the valuation is supported by sufficient evidence for the required purpose.

Step 4 Report Completion &  Delivery

We will contact you to advise that the valuation report has been completed and answer any questions, following which a secure PDF copy of the certified valuation will be emailed to you.   

Once finalised, you’ll be contacted to confirm completion of the report. We’re available to answer any questions or clarify findings as needed.

You will receive:

  • A certified valuation report delivered in secure PDF format via email.
  • Clear, well-documented reasoning behind the assessed value.
  • Assurance that the report is compliant with the Australian Property Institute (API) standards and accepted by relevant authorities.
